Masquerade NYC is the home of the new Phantom of the Opera production, an immersive Broadway performance that pushes the boundaries of traditional theatre in New York City.
In this new show, visitors are immersed into the world of the Phantom of the Opera, a misunderstood figure that lives within the back-of-house spaces of the Opera itself.
Studio Superette was commissioned by the production crew to update this 19th-Century landmarked building on 57th Street - Billionaire's Row. The scope involved modernising the entire building to meet today's building codes for occupancy as a public assembly space.
The building's owners, the production crew, and Studio Superette worked collaboratively to bring the vision to life. On the existing high and low roofs, new occupiable spaces bring the immersive performance outdoors, making the NYC skyline a part of the show.
To make these spaces universally accessible, a new elevator was inserted into the existing shaft, and now serves all floors including the cellar. Outside of the building, two new staircases tie the roofs together and form part of the journey through the world of the Phantom, while providing egress for the guests and performers.
The project included all public approvals, including FNDY, Landmarks, and DOB filings. The show opened to the public in the Fall of 2025.
